Need some help for SJ living tips

Whats up my brothers...Well my wife and I were hoping to buy our house but the owner lives on another planet and thinks he is going to get a lot more than the house is worth. He thinks this house is actually on the Stone Tavern lake or something.
So, now the wife and I are in heavy hunting mode. Problem is, she keeps talking Howell and Jackson which will make my SJHT fishing rides even longer.
Any one have suggestions for town that will have houses on an acre or more and not in a development, close to a lake? Say south of exit 50 on 295.
We have looked at Mirror Lake area but because those houses are mostly military and people come and go from them so often, the houses arent in the best of shape. At least thats how it is being explained to us.

What you really need to be asking yourself is how far do I want to commute to work... I work in Philly and have a 25-30 minute commute. I used to have a 10 minute one. My wifes commute use to be 45 minutes... Now she has a company car, and we can really feel the savings! Well over $100 a week! Could be the differnce of geting that new boat in 2 years instead of 5 years... Just saying!
Without even knowing it we purchased our house in almost the perfect location for SJ bass fishing, under 30 minutes to Lenape, Rainbow, Union, Mananico, stewart's, Newton, Copper, Parvin, and Sunset ! even less time to get to Elmer, Iona, Stella's and Willson lakes! Hind sight being 20/20, yes we should have purchased a lakehouse of some sort, but all and all we didn't make out to bad!
I know one thing I don't envy you buying a house in this economy... Good luck with where and what every you do deside!

Thanks guys. One thing is I am lucky enough to run my business out of my house. My wife can teach at a different school so work/commute wont be too much of an issue. I dont want to go as far south as Rainbow and Parvin. Jimbo, your radius to your lakes seem ideal.
Anyone know about this Tabernackle town? |

i can tell you that tabernacle is the kind of town ur looking for. Possibly more populated than up by stone tavern but that whole tabernacle/shamong/indian mills area is that way. Smack dab in the middle of the Pine Barrens.

Hey Rob, Wayne Neville Sr. from our club lives in Tabernacle. He didn't fish much last year, and didn't come back this year, but his number is on the members list that BN gave out at our last 2 tourns. His number is 609-929-0881. Good luck!!

Mentioned this economy, but if you're a buyer, one tends to have more flexibility and negoitiating power now than before. Plus Mortgage interest rates with decent credit is well below 4%.
Rob...just keep in mind and I don't know your long term plans on say staying\retiring in New Jersey, but pick an area with a decent school system. I know this is probably not on the radar but with the price of education and potentially Catholic\Private schools, not too mention property taxes, do factor that cost into your decision.
Back in the day, when I had my house built, we somewhat based decisions (i.e. rightfully so) on our then current incomes. As the cost of living has gradually increased and pay raises have dwindled\been frozoen, today's dollar does not go as far as say over 10yrs ago. When you speak of a detach house (not in a community development), the price can tend to rise dramatically. It's all good (especially if you have kids\family) that will be utilizing that extra space or farm animals, but it's another to be spending extra timing tending to the lawn and not out on the water. 
If you stay around the I-195 Corridor, just understand that sellers (as the economy supposingly improves) will hold to there guns and try to get the Maximum dollar value they can) because everyone is trying to leave NJ.
I would have your realtor (even if it means sharing to commission with another realtor) really focus on your wishes\desires and only show you what you are looking for. This will cut out travel time and energy spent looking at properties which they know does not fit your requirements.
If I had to do it all over again, the school district along with actual taxes being paid would be the deciding factor. Yes, I maybe overpaying a little bit, but I don't plan on living in NJ for the rest of my life and throughout retirement.

Thanks Den & BN, lots of good stuff here. I am a an NJ lifer so I don't see myself going anywhere. All my family is here so I'm tied here! I think the schools are an important thing to bring up for sure. Not sure when kids will arrive, but they will eventually.
Will taxes go up as the property size does? I grew up in the woods on 5 acres and currently live away from a majority of the population on about an acre. Don't know what it is, but I need the privacy! It is tough to get anything up here on an acre for less than 300K and that is how Tabernacle came up. We are going to look at 6-8 houses tomorrow in that town and have a ton of questions for the realtor with regards to the area. I am really hoping these places look as good in person as they do on the internet. Once we take a look I'm going to reach out to some of the Tabernacle folks mentioned on this thread and get an opinion that isn't trying to sell me(i.e. realtor). |

Well, hopefully at 6pm tonight I will have a signed contract to be the newest resident of South Jersey in Tabernacle!
Going to need some recommendations on what my new home lake should be. |

Awesome, tabernacles about 20 mins from me in berlin . Your closest lake are probably going to be Indian Mills and Mirror. Indian mills is ungodly slimy and scummy in the warm weather though. Like i said before theres a ton of old cranberry bogs and cedar lakes full of pickeral just waiting to bite off your spinnerbait. Most are shore access but its nice when you dont wanna take the boat out or in the winter. Good luck tonight |

Thanks fellas. Bob, We are going to be on Bozarthtown, Rd if all goes right. We got a sweet deal on a place with 2 acres. Dan, Are those lakes my best options? Anyone know of any good bass lakes within 20 minutes? What's your closest Bass lake Dan? Man I am excited, but I was really spoiled with stone tavern across the street. |

well i dont know of anything stone tavern quailty, u got stellas/pembryn lake and oak pond both have bass in them. There the closest to me. Nowhere that we fish is within 20-30 mins from me. id have to say newton/cooper/stewarts are closest. but thats about 40-50 mins from you. So id have to say mirror. Well have to go out some time
Edit: looks like pemberton lake and hammonton lakes are only 20-25 mins from you, ive heard theres a good bass population in pemberton but there small. ive never been there though. Hammonton ive heard can be good at times also. Again nothing real big though

Yes, I was curious about hammonton lake also. I believe Layne fishes that lake a lot. Dan, when I move in you and I are going to do some searching since you are close to me. I am about 45 min from lenape also. Have you heard anything about Lebannon lake? More slimy bastard there?
Am I allowed to start putting bass in a close lake myself? I am only half serious, but its a thought! |

LOL, the thing with the lakes arousn there is the cedar water. The cedar trees than turn the water tea colored also lower the pH of the water. The lakes that have mostly pickeral and not many bass is because the pH of that lake is a little too low to be suitable for bass. Something to do with the eggs not surviving in the acidic water. Pickeral actually thrive in lower pH situations, so thats why in some lakes they dominate over the bass out there. In cases like lenape for though, I assume that the pH is not as low as others.
